For a fee of 10% of the gross monthly rent (min £40.00) we will provide you the Landlord with a comprehensive letting service, which will include:-
- Advertising your property (if required)
- Conducting viewings
- Tenant selection including reference checking and home visits as appropriate
- Preparing tenancy agreements
- Preparing a comprehensive inventory and schedule of condition (if required)
- Advising on compliance with statutory regulations, e.g. Gas / Electricity
- Collection of rent
- Providing you with a clear and concise rental statement each month
- Periodic property inspection
- Liasing with tenants
- Liasing with Local Authority
- Dealing with tenancy renewals
- Advising on rent increases as appropriate
- Serving appropriate notices on tenants
- Tenant check outs
- Organising routine repairs
- Organising redecoration as required (with Landlords approval)
