Step 1 – Finding a suitable propertyThe first step is to find a suitable property; this can be done by accessing the properties available page on this website. However as many properties are reserved before we can upload them it is best to telephone us with your requirements. Step 2 – Viewing a propertyOnce a suitable property is identified an accompanied viewing can be arranged. Step 3 – Reserving the propertyOnce a suitable property has been identified you will be required to pay a reservation fee and complete a detailed property application form. The reservation fee will be a minimum of £70.00. Assuming that you go ahead with the tenancy of the property then this fee will be deducted from any money which is due before you move in. If the Landlord decides not to grant a tenancy then this money will be refunded to you. However if you decide not to proceed or if you are found to have given false / inaccurate information then you will forfeit this fee. Step 4 – AdministrationAs a minimum we will require a satisfactory reference from your employer and a previous Landlord. In most cases we will also conduct a home visit in order to discuss matters further. We welcome DSS applicants although in most cases we will insist on you having at least one guarantor who must be working. Note: In the case of tenants who are working but are under the age of 25 then we will also require at least one guarantor who must be working. We also reserve the right to undertake both Police and Credit checks as part of our administration process. Step 5 – Moving inOn the day that you move into the property we will require a security deposit which will be a minimum of £200.00. A £25.00 administration fee and 1 months rent in advance will also be required. (Note: In the case of DSS tenants we will require an agreed shortfall in rent which will not be less than £60.00. A £25.00 administration fee and a security deposit which will be a minimum of £200.00 will also be required.) |
